Week of July 27–August 2, 2026 · Central Okanagan Real Estate
Ten Weeks of Data · Graham Real Estate
Sales jumped to their highest level in ten weeks. So did the number of homes that failed to sell.
224 new listings came to market. 125 homes sold — the strongest sales week since we began weekly tracking in late May. But 190 listings expired or were cancelled, pushing the fail rate to 60%, up from 56% the week before.
Both things are true at once, and that is the defining feature of this market. Buyer activity is real and improving. At the same time, a large body of listings that came to market earlier in the year at spring pricing is now reaching the end of its listing term without selling.

The fail rate has moved between 50% and 67% for ten straight weeks. What changed this week is the volume on both sides: more sales, and considerably more listings coming off the market unsold.
For sellers, the number that matters most is not the fail rate itself — it is the 97.3% sold-to-original-list ratio. Homes that sold this week did so within roughly three percent of the price they were first listed at, in a median of 43 days. Precise pricing at launch is still what separates a sale from an expiry.
"Ten weeks in: 125 sales was the best week yet, and it still wasn't enough to outpace the failures."
Homes priced right sold in six weeks. Homes priced on hope came off the market.
The median successful seller accepted 97.3% of their original asking price. That is a narrow discount — it tells you the market is not demanding fire-sale pricing. What it will not do is chase an aspirational number.
The practical takeaway: get the launch price right, be visible in the first two weeks, and be prepared to act on early feedback. The listings that failed this week were, in most cases, listings that spent their momentum waiting.
Thinking about listing this fall? The launch price is the whole game right now.
Graham Team Take
A 125-sale week is genuinely encouraging. It shows there is a functioning buyer pool in the Central Okanagan at current price levels, across price points up to $4.6M.
But the same week produced 190 unsold listings coming off the market. Those are ten months of accumulated optimism reaching its expiry date. Both numbers belong in the same conversation.
