Priced right from day one: 97% of asking in 49 days. Needed a price cut: 91% in 98 days.

A quieter week: 201 new listings and 70 sales, both down from the week before. Fewer homes came off the market unsold too — 104, down from 132.

This week we looked at something more useful than the totals. Of the 66 residential homes that sold, 41 never changed their price. They sold for about 97% of what they first asked, in roughly 49 days.

May 25–Jun 21 figures from Single Family Residential board graphics. Jun 22 onwards from Royal LePage Kelowna weekly board data, Central Okanagan. Came off unsold = expired + cancelled.

Everything eased a little this week. New listings dropped to 201 from 236, sales to 70 from 83, and homes coming off the market without selling fell to 104 from 132.

Homes that sold went for 96.7% of their final asking price — slightly better than last week's 96.2% — and typically took about 69 days.

Sales ran from $166,000 to $2,600,000, with 20 of the 66 residential sales above $1 million. The top end was busier than last week.

Listings that expired had typically been on the market about 181 days. Cancelled listings had been up about 89 days. Homes that sit a long time tend to be the ones that started too high.

"Same market, same week. Priced right: 97% in 49 days. Price cut needed: 91% in 98 days."

Priced right vs. chasing the market

41 homes never changed their price. 25 did. Here is what that cost.

Priced right from the start (41 homes): sold for about 97% of their original asking price, in about 49 days.

Needed a price cut (25 homes): sold for about 91% of their original asking price, in about 98 days.

On an $800,000 home, that 6% gap is roughly $48,000 — plus an extra seven weeks of mortgage, taxes and showings.

From the residential sold report for September 21–27 2026. "Original asking price" is the price the home first listed at. Figures are typical (middle) values for each group.

    Sale of the week

West Kelowna family home: full asking price in 37 days.

A 4-bedroom, 1,967 sq ft home on a third of an acre in West Kelowna listed at $597,000, never changed its price, and sold for exactly $597,000 after 37 days.

Nothing flashy about it — a 1969 home, priced where buyers in that range were already shopping. That is what accurate pricing looks like in this market.

    What it means for sellers

Your first price decides whether you're in the 97% group or the 91% group.

Buyers are still paying close to asking — for homes that are priced right. The homes that start high usually get a price cut later and end up selling for less than if they had started lower.

Your first few weeks on the market bring the most attention. Starting too high uses those weeks up.

Tell us your price range and we'll show you how homes like yours are selling right now.

    What it means for buyers

Homes that have already cut their price are where the room is.

Homes that needed a price cut sold for about 91% of their first asking price. If a home has been sitting and the price has dropped, the seller is usually more open to an offer.

Homes that are priced right tend to sell close to asking, so be ready to move on those.

Tell us your budget and timeline and we'll show you what's actually worth seeing.

    Graham Team Take

The weekly totals went down a bit, but that isn't the story. The story is the difference between the two groups of homes that sold.

Same market, same week: homes priced right from the start sold faster and for more. Homes that started high took twice as long and ended up with less.

If you're thinking of selling this fall, the most important decision is your starting price. Comment or message us your price range and we'll tell you how it's selling.
