Week of August 10–16, 2026 · Central Okanagan Real Estate
Twelve Weeks of Data · Graham Real Estate
Sales cooled to 83. But the homes that did sell held their price better than at any point this summer.
193 new listings, 83 sales, and 117 listings expiring or cancelling — a 59% fail rate, back up from 51% the week before. On volume alone, this was a softer week.
The pricing story runs the other way. The median successful sale closed at $747,000 — up from $665,000 — at 97.1% of original list price, in a median of 49 days. Fewer buyers were active, but the ones who transacted did so close to asking.

Across twelve weeks the fail rate has ranged from 50% to 67% without a sustained break in either direction. Weeks like this one — a step back after an encouraging week — are normal inside that range and should not be read as a new trend.
The more stable signal is the sold-to-original-list ratio, which has held between roughly 96.9% and 97.3% for three consecutive weeks. Whatever the weekly volume does, the market is consistently paying about 97 cents on the original asking dollar for homes that are priced properly.
Notably, this was the first week since June without a sale above $2.5M. The luxury end took a breath rather than disappeared — a single week with no trophy transaction is not unusual in mid-August.
"Twelve weeks in, the weekly volume swings. The 97% rule does not."
Mid-August is seasonally quiet. The listings that failed were mostly cancellations, not expiries.
Of the 117 failures, 72 were cancellations and 45 were expiries. Cancellations generally reflect sellers choosing to withdraw — to reprice, change strategy, or wait for fall — rather than listings simply running out of time.
That pattern, combined with a stronger median price, points to a market thinning at the margins rather than weakening at its core. The serious buyers who remained active in mid-August were transacting near asking price.

Planning a September launch? Now is when the groundwork gets done.
A $747,000 median at 97.1% of list is the clearest pricing benchmark we have published.
If your home is in the $700,000–$800,000 range, this week's data is the most directly relevant we have. The median successful seller in that band gave up under three percent from their original ask and was under contract in about seven weeks.
The homes that did not sell were, overwhelmingly, homes that started above the market and tried to correct later. By the time a price reduction arrives in week six, the early-buyer attention is already gone. Getting it right at launch remains the single highest-leverage decision a seller makes.

Graham Team Take
August behaves the way August behaves. Showings slow, families take their last holidays, and the market quietly resets before the fall push. An 83-sale week in mid-August is not a warning sign.
What we are watching is the price discipline holding across three straight weeks at roughly 97% of original list. That is the number that tells sellers the market is rational rather than punitive — it will pay fair value, and it will not pay for optimism.
September typically brings a fresh wave of both listings and buyers. Sellers who use the next two weeks to prepare — pricing to the current data, getting presentation right, and planning promotion — will be launching into the strongest window of the second half of the year.
