Week of August 3–9, 2026 · Central Okanagan Real Estate
Eleven Weeks of Data · Graham Real Estate
The healthiest week in three months: 94 sales against 98 failures.
185 new listings, 94 sales, and 98 listings expired or cancelled — a 51% fail rate, the lowest since May and the closest sales have come to matching failures in eleven weeks of tracking.
New supply also pulled back sharply, down from 224 the week before. Less competition for the buyers who are active is exactly the mechanism that improves the odds for well-priced listings — and this week the data shows it working.

Four sales short of parity. After a 60% fail rate the week before and a 67% peak in late June, a 51% week is a meaningful shift in the balance of this market — even if it is a single week.
The mechanism behind it is supply. 185 new listings is the lightest week since May, and expiries dropped to just 27. Fewer competing listings and fewer forced conclusions produce a cleaner market for sellers who are priced correctly.
The one caution: the median sold price of $665,000 sat below the surrounding weeks, and the sold-to-original-list ratio eased to 96.9%. Activity improved at the more affordable end of the market rather than across the board.
"Ninety-four sales against ninety-eight failures. Four homes short of the first balanced week since spring."
A $5.76M sale at the top, a $35,000 sale at the bottom, and a $665,000 median in between.
The spread of this week's sales is the widest we have recorded — a reminder that the Central Okanagan is several markets operating side by side. A $5.76M transaction closed while the median successful sale landed at $665,000.
That $665,000 median, down from $750,000 the week before, reflects a heavier mix of entry-level and condo sales. Buyers under $700,000 were the most active group this week, which is consistent with what we have been seeing since June: affordability, not luxury, is driving volume.

Wondering where your home sits in this spread? That's a fifteen-minute conversation.
Expiries collapsed to 27. The listings still on the market are the ones with a plan.
Only 27 listings hit their expiry date this week — the lowest of the tracking period. Cancellations, at 71, made up most of the failures, which typically means sellers actively withdrawing to reprice or relist rather than simply running out the clock.
That is a healthier kind of failure. It suggests sellers are engaging with the market's feedback instead of waiting it out. For anyone listing this month, that is the behaviour to copy: price to the current data, then respond quickly to what the first two weeks tell you.
Relisting after a cancelled listing? The second launch has to be sharper than the first.
Graham Team Take
This was the best week of the summer on the numbers that matter most — the balance between homes selling and homes giving up. We are not going to call it a turn on one week's data, but the direction has been improving since late June.
What has changed materially is supply. Sellers who list into a 185-listing week face far less competition than those who listed into a 264-listing week in June. If you have been waiting for a quieter market to launch into, this is closer to it.
The price conversation has not gone away. Homes are still selling at roughly 97% of their original asking price, and still taking about seven weeks to do it. Precision at launch, honest positioning, and real promotion remain the whole job.
