Week of August 17–23, 2026 · Central Okanagan Real Estate
Thirteen Weeks of Data · Graham Real Estate
New listings hit their lowest point of the summer. The homes that sold were smaller, cheaper, and slower.
184 new listings — the lowest weekly supply we have recorded in thirteen weeks of tracking. Sales edged up slightly to 85, while 125 listings expired or cancelled, holding the fail rate at 60%.
The pricing story shifted. The median successful sale closed at $622,500 against a $725,000 median list price, and it took a median of 69 days to get there — the slowest of the summer. This is a mix change more than a market drop: the transactions that closed were concentrated at the more affordable end.

May 25–Jun 21 figures from Single Family Residential board graphics. Jun 22 onwards from Royal LePage Kelowna weekly board data, Central Okanagan. Failures = expired + cancelled.
The most meaningful number this week is 184. New listings have now fallen three of the last four weeks and sit below every other week since we began tracking in late May. Less new supply is the precondition for any genuine improvement in the fail rate this fall.
Failures remain stubborn at 125, and the composition is telling: 88 cancellations against only 37 expiries. Sellers are actively withdrawing to reprice or wait rather than letting listings run out the clock.
The $622,500 median and 69-day median are both softer than the previous week's $747,000 and 49 days. Two weeks is not a trend, and a single quiet late-August week with a heavier weighting of condos and townhomes will move both figures. The $5.93M top-end sale — the largest of the summer — landed in the same week, which is a reminder how much a shifting mix can distort a weekly median.
"Supply is finally tightening. That, not the weekly median, is the number to watch into September."
A lower median does not automatically mean lower values.
The median sold price reflects what sold, not what everything is worth. When more of a week's transactions come from condos, townhomes and entry-level detached, the median falls even if pricing on any individual property is unchanged.
The $725,000 median list price against a $622,500 median sale in the same week is the clearest evidence of that split: the homes coming to market are priced above the segment where buyers were actually transacting.

Want to know which segment your home is competing in? Let's look at the comparables.
Two weeks out from the fall push, a 69-day median is the number to plan around.
If you want to be sold before winter, the calendar now matters as much as the price. A median of 69 days from list to sale means a September launch is realistically a November completion — and that is for homes priced correctly on day one.
With cancellations running more than twice expiries, a lot of your fall competition is currently sitting off-market waiting to relaunch. Being early, prepared and priced to the current data is the advantage available right now.
Days-on-market figures are medians across all reported residential sales; individual results vary by segment, location and condition.

Graham Team Take
This was a quiet late-August week, and the headline numbers read that way. But the supply side moved in the direction sellers have been waiting on all summer: 184 new listings is the lowest we have recorded.
We would not read much into the single-week drop in the median sale. The mix skewed to the affordable end, and one $5.93M sale in the same week shows how thin the top of the market is in August. What is real is the 69-day median time to sell.
September brings both new listings and new buyers. The sellers who use the next two weeks to prepare — accurate pricing, presentation sorted, promotion planned — will meet that demand first, rather than joining the queue of relaunched cancellations in October.
