Quarter-end clean-up: 255 listings came off. Homes priced right still sold at 98% in 31 days.

203 new listings and 64 sales this week. The big number is the 255 listings that came off the market without selling — 152 expired and 103 cancelled.

May 25–Jun 21 figures from Single Family Residential board graphics. Jun 22 onwards from Royal LePage Kelowna weekly board data, Central Okanagan. Came off unsold = expired + cancelled.

New listings held steady at 203 and sales eased slightly to 64 from 70.

Listings coming off without selling jumped to 255 from 104. Quarter-end weeks do this — the Aug 31–Sep 6 week, the end of summer, showed a similar spike.

Homes that sold went for 97.1% of their final asking price — slightly better than last week's 96.7% — and typically took about 57 days, faster than last week's 69.

Sales ran from $125,000 to $3,750,000, with 14 of the 64 residential sales above $1 million.

"Priced right: about 98% in 31 days. Price cut needed: about 91% in 103 days."

Priced right vs. chasing the market

42 homes never changed their price. 22 did. Here is what that cost.

Priced right from the start (42 homes): sold for about 98% of their original asking price, in about 31 days.

Needed a price cut (22 homes): sold for about 91% of their original asking price, in about 103 days.

On a $700,000 home, that 7% gap is roughly $49,000 — plus an extra ten weeks of mortgage, taxes and showings.

    Why so many came off

255 listings came off unsold. Most had been sitting for months.

Many listing agreements end on the last day of a quarter, so September 30 brings a wave of expiries every year.

The residential homes that expired this week had been on the market about 185 days on average. Most were priced above what buyers were paying, and simply ran out of time.

    What it means for sellers

If your listing expired, the market didn't reject your home — it rejected the price.

Homes that started at the right price sold in about a month. The ones that started high sat, cut, and still sold for less.

Relisting this fall? Start where buyers are already paying, not where you hope they'll come up to.

Tell us your price range and we'll show you how homes like yours are selling right now.

    What it means for buyers

Homes coming back after expiring are worth a second look.

Sellers who relist after an expiry are usually more open to a realistic offer — and often come back at a lower price.

Homes priced right are still selling close to asking in about a month, so be ready to move on those.

Tell us your budget and timeline and we'll show you what's actually worth seeing.

    Graham Team Take

The 255 listings coming off looks dramatic, but it's mostly the quarter-end clean-up of homes that had sat for months.

The useful story is the same as last week: homes priced right from the start sold faster and for more.

If you're thinking of selling this fall, the most important decision is your starting price. Comment or message us your price range and we'll tell you how it's selling.
