HOME BUYERS GUIDE

A Step by Step Guide

Get Pre-approved by a Mortgage Broker so that you can shop with

confidence and look at homes that are in your price range.

Get all your paperwork into your Mortgage Broker and get

confirmation before you start to shop.

-2020 and 2021 Revenue Canada Notice of Assessments

-2020 and 2021 Revenue Canada T1 Generals (all pages)

-2020 and 2021 T4, T3,T5

-3 months bank statements showing receipt of pension income

-Bank/investment statements showing net worth (must have your name on it)

-Copy of your existing mortgage(s) by way of recent statement

(must show your name and address)

-Proof of payment of property taxes

Discuss your home wish list with us so we can begin looking for you

Start viewing homes, and make an offer on the property you love best.

If seller accepts your offer, you will be given a subject removal date to

complete your mortgage financing, home inspection, title searches,

review strata docs, etc.

Meet with Mortgage Broker to discuss your mortgage terms so your

mortgage can be submitted to a lender/bank, then sign mortgage once

bank releases it to your Mortgage Broker.

Schedule Home Inspections and meeting to complete remainder of

subjects.

Get a money order draft for Deposit, this goes towards your down

payment but is held in trust until closing.

When you are ready to remove subjects, sign removal form and

hand in deposit.

Our office will provide your lawyer with all required sales documentation.

Your lawyer will arrange for transfer of funds and title and advise Royal

LePage Kelowna that the keys can be released to you, the buyer.

Closing Costs

Legal Fees

$1500-$1700 depending on the mortgage file.

Appraisal

$400 to $500 (If you put less than 20% down, there will usually be no

appraisal costs)

Home Inspection

• $500 outlines any problems with the house that are not visible to the naked eye. This may help you when negotiating price.

Property Taxes

Depending on when the seller paid their annual taxes, you may have to

pay a portion of the year that vou'll be in the house.

Property Transfer Tax

First Time Home Buyers may be exempt as long as their purchase price is

under $500,000.

Charges are 1% on the first $200,000 and 2% on the remainder of the

purchase price.

GST

Charged usually on new homes.

CMHC or Genworth Insurance

If you put less than 20% down the mortgage must be insured and premiums are build into the mortgage.

Title Insurance

Title Insurance is required by most lenders today and protects home

owners and lenders from title fraud and other permit related issues

Costs between $150 and $400 depending on the value of the home


First Time Home Buyers

The First Time Home Buyers' Program reduces or eliminates the amount of property transfer tax you pay when you purchase your first home. If you qualify for the program, you may be eligible for either a full or partial exemption from the tax.

If one or more of the purchasers don't qualify, only the percentage of interest that the first time home buyer(s) have in the property is eligible.

Do I Qualify?

To qualify for a full exemption, at the time the property is registered you must:

  • be a Canadian citizen or permanent resident
  • have lived in B.C. for 12 consecutive months immediately before the date you register the property or filed at least 2 income tax returns as a B.C. resident in the last 6 years
  • have never owned an interest in a property
  • have never received a first time home buyers' exemption or refund

and the property must:

  • be located in B.C.
  • only be used as your principal residence
  • have a fair market value of:
  • O to $525,000
  • be 0.5 hectares (1.24 acres) or smaller


You may qualify for a partial exemption from the tax if the property:

has a fair market value less than:

  • is larger than 0.5 hectares
  • has another building on the property other than the principal residence.


Apply

To apply for the First Time Home Buyers' Program you need to complete the First Time

Home Buyers' Property Transfer Tax Return when you or your legal professional registers the property transfer.

After you have applied you must meet additional requirements during the first year you own the property to keep the tax exemption.
